Diagnosing the problem
- How do I know whether a spring or the opener failed?
- Pull the red release cord with the door closed and lift by hand. A door with a healthy spring feels like 8 to 12 pounds and stays put halfway up. If it feels like dead weight or slams down, the spring is the problem, not the opener.
- My door reverses right before it touches the floor. What causes that?
- Usually the down-force or travel limit is set wrong, or the bottom seal is compressing against an uneven slab. Worn rollers and a slightly out-of-level floor are common on older Cape Coral slabs, and both are adjustable at the opener head.
- How often should a Florida garage door be serviced?
- Once a year is reasonable inland; twice a year makes sense near salt water. Coastal air puts a film of salt on hardware that holds moisture against steel, so rinsing, lubrication and fastener checks matter more here than in a dry climate.
- Can you match a single damaged panel on an older door?
- Sometimes. Panel profiles and colors change over the years, and doors more than a decade old may no longer have an exact match available. We check availability before recommending panel replacement over a full door.
- Does a new garage door need to meet wind-load requirements in Lee County?
- Lee County sits in Florida's wind-borne debris region, and replacement doors are permitted and installed to the wind-load requirements in force for the address. We size the door and bracing to the rating required for that opening.
- Will a new opener work with my existing remotes?
- Not always. Rolling-code systems from different manufacturers and eras are not cross-compatible. When we install a new opener we program the included remotes, the wall control, any keypad, and your vehicle's built-in buttons where the vehicle supports it.

- What if my door is stuck open and I need to secure the house?
- Call rather than forcing it. A door that is off-track or hanging on a broken cable can drop suddenly. In many cases the door can be secured in place quickly, then repaired properly once the tension is safely released.
- Is it worth repairing a 20-year-old garage door?
- It depends on the section steel. If the panels are solid and only hardware has worn, a rebuild is good value. Once the bottom section is rusted through, the struts are bent, or the door has never met current wind standards, replacement usually costs less over five years.
- Do you install smart openers with camera and phone control?
- Yes. Wi-Fi enabled openers with app control, activity history and integrated cameras are standard product lines now, and we set up the app pairing during installation so the system is working before we leave.
- Why does my remote work from inside the garage but not the driveway?
- That is almost always weak signal or antenna damage. LED bulbs, nearby electronics and a snipped or coiled antenna wire on the opener head all shorten range, and all are fixable without replacing the opener.
- Can you work on a door another company installed?
